Open House - Stimulating the Senses - Sight
Following are suggestions to improve what your visitors are seeing at your open house:
1. Exterior: If the property is single family, have the sellers mow the grass, trim the bushes and make certain the landscaping looks great. Add some brightly colored potted flowers. Have the sellers put a beautiful wreath on the front door.
2. Interior: Have the sellers clean and organize the inside of the home. Ask them to take everything off the kitchen counter-tops to make them look more spacious.
3. Declutter: The sellers should declutter as much as possible inside and outside the property.
4. Staging: Make all seating areas look inviting. Add flowers or a bowl of fruit. Help prospective buyers visualize themselves enjoying their life in this property.
5. Lighting: Turn on all interior lights and make it light & bright. Turn on accent and bedside table lamps. If you have flame-less candles, turn them on as well to add ambiance.
6. Sellers, Children & Pets: The sellers, their children and pets should not be present at the open house. They’re a distraction to prospective buyers.
Listing Agent’s need to make time to properly stage their listing prior to holding an open house. Stimulate all (5) senses!
