Killer Networking Strategies
If You’re Not Networking 360 Degrees, You’ll Never Become a Top Producer
Peers. Go on Realtor Tours, attend weekly sales meetings in your office, socialize and work on continuing to improve your people skills with other agents.
Sphere of Influence. Routinely keep in touch with your customers. They will consider you to be genuinely thoughtful if you send them birthday and anniversary cards. If they inform you that they have an interest in buying or selling down the road, enter them into the MLS system as a prospect and have daily matched listings emailed to them. Make time to reach out and periodically call them and always be authentic. Inquire as to how they’re doing and see what their current real estate needs are. They’re not only your customers, they’re your lifelong friends. You should find out what their interests are so that you can connect with them at mutual activities that you also enjoy doing i.e. PTA, Fishing, Bowling, Golfing, Boating, Tennis, Volunteer Events etc.
Prospects. Join groups, clubs and volunteer with your favorite not-for-profit organizations. Participate in activities involving your children where you can meet and befriend other parents. You must become a social butterfly and continue to find avenues to meet people and develop new friendships. You need to regularly increase your “Sphere of Influence.”
Being an agent it’s imperative that you spend a significant amount of time networking in order to grow your business. Networking is so much more than just showing up to an event and handing out your business card to everyone in the room. Networking is about building relationships. Be diligent in your effort to network on a regular basis. That behavior will help get you on the path to success.

What are you doing wrong that’s holding you back from getting that listing?
- Unable To Sell Yourself. You’re a real estate rookie and you’re level of confidence just isn’t there yet. Rehearse your elevator speech 100 times in front of your friends or family. Why would sellers choose you over an experienced agent? Know what your best attributes are for a career in real estate. Fake it till you make it!
- Not The Market Expert. You come across as not being knowledgeable about the sellers community/neighborhood. Strive to be the market expert for the area that you’re doing a listing presentation. Don’t look clueless, do your homework!
- Lack Of An Effective Marketing Plan. Sellers aren’t convinced that you’ll properly advertise their property. Do you have an amazing website? Are you on at least a few social media platforms? Do you have marketing examples that you’ve done for past sellers? If not, then put together a comprehensive marketing plan that will wow the sellers and knock their socks off. Think outside-the-box when it comes to creatively marketing your listings. Be unique!

6 Must Do Things Before Your Listing Presentation

Following are 6 Things Agents Should Do Prior to a Listing Appointment
- CMA. Create an impressive CMA report with several comps to show the sellers comparable properties (sold, pending, active) in their neighborhood over the last 6 months.
- Comps. Drive by the most recent comps so you see what they look like on the exterior and where they’re located in relation to the sellers property. How are these properties different or similar to the sellers property? Take notes!
- List Price. Based on comps, know what you will advise the sellers is the best list price for a fast sale.
- Marketing. Gather samples of recent marketing that you’ve done for your listings. Have these available to show the sellers. Also, prepare a document of where you advertise and market your business and listings i.e. your website, social media channels etc.
- Signage & Lockbox. Bring a “For Sale” sign and lockbox with you just in case the sellers hire you on-the-spot to list their property.
